Trianon Shopping Park Redevelopment
Trianon Shopping Park has to be acknowledged as a leading shopping centre in Mauritius both from a location and demographical view point. The re-branding, remodelling and extension of Trianon Shopping Park is nearing completion and the tenants will be completing their fitting out in time for the festive and peak trading season. The project is unique in Mauritius for a number of reasons, most importantly the impact of the Development Management by IMS who have combined strategic market feedback and demographic research into the design, thereby optimising value, environment, and visitor experience.
IMS catalysed value of the development at various levels and whilst significant construction cost savings were made possible, the real value added benefit came from steering the design towards current international real estate trends and according to the outcome of a demographic survey. Over 3,000 visitors and residents were surveyed by IMS within 10 km of the centre to assess perceptions, opinions, wishes, intentions, and most importantly, specific needs, and their propensity to spend. The results of the IMS survey provided key indicators which motivated the marketing mix, commercial positioning and re-branding of the centre. The manipulation of the design and reconfiguration of the retail units has increased both rental values and volume, at the same time as improving traffic flow and management to meet local residents’ needs.
The underground parking area has also been upgraded and now benefits from a new central staircase leading directly into the extended mall area, which accommodates four key operators including a recreational facility and a multi-brand sports megastore, adding to the multi-screen cinema leisure feature and Galaxy which have already opened. The original facade has been completely revamped and now opens up onto a new pedestrian zone comprising 36 new units, most of which have mezzanine floors and double frontages. The external parking area has been optimised for better flow and a 20% increase in parking spaces. The development concept brings together not only shopping but also themed restaurants and integrated leisure spaces to suit all visitors’ needs. In short, visitors will discover a whole new environment comprising of a balanced mix of natural colours, light, shade flowing water and fresh air, reflecting a true Mauritian tropical atmosphere. The modern design, presents an accessible, pleasurable and affordable experience for the whole family. As well as many unique new shops for greater choice, Trianon Shopping Park will be the first shopping centre in Mauritius to welcome a fully fledged Post Office among insurance and banking services already present for enhanced visitor convenience.
The presentation and marketing of the project by IMS achieved over 80% pre-letting reservations before start of construction of the new units in January 2014 and over 90% occupancy has been confirmed to date. The consulting team working on this project include YR Design Architects, Etwaro & Associates for QS & PM, Structural Engineering by Focus Design, Pro-Five for Mechanical & Electrical Engineering, IMS for Marketing and overall Development Management. IMS has combined Kevin Obeegadoo’s in-depth knowledge of the Mauritian market and popular behaviour with the international real estate development expertise from Stephen Aldridge, a Fellow of the Royal Institution of Chartered Surveyors of Great Britain and who is currently leading notable property developments and investments in Africa.
The logistics of the project have been challenging but General Construction’s management team have over-come challenges laid before them with consistent determination to deliver on-time quality thanks to their knowledge of the construction methodology and skilful site organisation.
